The Tenderloin will never be gentrified completely, the gentry typically likes to own, the housing stock in the TL is primarily SRO’s which are protected by city regulations. There can be as many trendy coffee shops as you’d like, but the TL will remain a poor neighborhood, and it’s going to be the last poor neighbor SF will ever have.
